Real estate advisory firm Karis Capital has expanded its mortgage offering with the acquisition of Lemon Tree Financial’s client book.
This will see Karis Capital take on Lemon Tree Financial’s portfolio of property investors, portfolio landlords and homeowners with more complex borrowing needs, as its founders, Mitul and Geeta Patel, retire after more than 30 years in the market.
In the year to 31 March 2026, this included £94.7m in loans across 368 mortgage applications for around 250 clients, split 55% buy-to-let (BTL) and 45% residential.
Karis Capital said this was another step in its growth, broadening its mortgage advisory capability and reach among clients. This will also strengthen its position in specialist lending.
Karis Capital launched in 2023, specialising in development funding, short-term lending, investment finance, commercial mortgages, high-net-worth (HNW) mortgages, asset finance and commercial insurance.
Nicholas Christofi, CEO and co-founder of Karis Capital, said: “This acquisition reflects our continued focus on growing our mortgage offering and supporting clients with more varied borrowing needs.

“Over three decades, Lemon Tree has built a loyal client base and a reputation for trusted, personal advice that aligns closely with our approach.”
He added: “We’re delighted to be taking on the role of providing Lemon Tree’s clients with specialist mortgage advice and maintaining a very high level of personal service.
“Broadly, we see much more demand for tailored lending solutions, particularly among property investors and clients with more non-standard circumstances. The rise in short-term interest rates caused by the Gulf crisis adds to the need for specialist advice and brokers that can work across the whole lending market.”
Mitul Patel said: “After more than 30 years supporting our clients, it was incredibly important to us to find the right home for them. Karis Capital shares our values around client care, expertise and long-term relationships.”
