New $50M program launches to help Wyoming homeowners make late mortgage, housing payments

CASPER, Wyo. — On Monday, the Wyoming Department of Family Services announced the launch of a new $50 million Wyoming Homeowner Assistance Fund program that aims to help people struggling with housing-related costs.

The federal money is available to help people make past-due mortgage, utility, property tax and homeowners insurances payments and homeowners association dues, with up to $17,000 available to eligible households. The program prioritizes mortgage delinquency assistance over other expenses, according to the DFS.

In order to qualify for the assistance, households must have a total income at or below 150% of the the median income for the area. Income eligibility based depends on the number of people in a household and where people live in the state. The DFS shows income eligibility requirements in the following table:

Assistance provided to eligible households will be paid directly to entities that homeowners owe. In order to receive assistance, people must have “experienced a COVID-19 financial hardship after January 21, 2020 that has caused the household to become past due,” according to DFS.

Households must be delinquent by at least one payment in order to receive assistance with the money only able to cover arrears.

“If applying for mortgage assistance, the loan must be the first lien on the property,” DFS says. “The homeowner must not intend to sell the property within six months of receiving assistance. If a homeowner owes more than $17,000 in arrears or cannot make payments moving forward, the HAF Program will require them to do housing education.”

People can apply for the assistance online.

“For application assistance, please contact the call center toll-free at 1-888-WYO-HAFP (1-888-996-4237) during the hours of 9 a.m. – 6 p.m. Monday through Friday,” the press release states.
