Harborview Capital Group and Torose Equities have acquired Fishermen’s Village, a 22.8-acre waterfront mixed-use destination in Punta Gorda, Florida, for $43 million through a court-supervised receivership process. The acquisition positions the partners to undertake a multi-year redevelopment of one of Southwest Florida’s best-known waterfront properties, with financing provided by Lake Michigan Credit Union.
The waterfront asset includes approximately 97,000 square feet of fully leased retail space, a recently renovated 47-room waterfront hotel and a 142-slip marina. While the retail component provides stable in-place occupancy, the marina sustained significant hurricane damage in 2024 and will require substantial reconstruction, making it a central focus of the property’s redevelopment strategy.
The transaction reflects a value-add investment thesis centered on restoring a landmark destination with diversified income streams across hospitality, retail and marina operations. Acquiring the property through receivership created an opportunity for buyers capable of navigating a complex acquisition while committing the capital and operational expertise needed to execute an extensive restoration program.
Punta Gorda-based Harborview Capital Group brings deep local market knowledge to the partnership. The firm’s portfolio spans hospitality, retail, industrial and mixed-use real estate, and its recent investments in the city include the former Muscle Car City property and the Military Heritage Museum complex. Miami-based Torose Equities contributes experience repositioning retail, office and mixed-use assets throughout Florida, having invested along the Gulf Coast since 2017. Its holdings include properties in Tampa, St. Petersburg and Bonita Springs, where it is developing a 250,000-square-foot lifestyle center.

He said the two firms initially pursued the acquisition independently before deciding to combine Harborview’s local expertise with Torose’s experience executing complex value-add repositioning projects, a partnership that ultimately enabled the transaction to move forward.
