Skipton International has introduced limited company lending for expat and international property investors buying or refinancing a buy-to-let (BTL) property in the UK.
The proposition will be available through intermediaries and builds on the lender’s existing UK BTL range for expat and international borrowers. It will be offered with access to dedicated mortgage specialists and a personal approach service for borrowers buying property through a limited company, remortgaging through an existing special purpose vehicle (SPV) or reviewing their ownership structures for residential investments in the UK.
Skipton International will lend up to 65% loan to value (LTV) with a minimum loan size of £200,000 and a £4,999 application fee. The lender will accept up to two directors or shareholders and allow pure SPVs only, not trading companies. They must also be incorporated in the UK, Guernsey or Jersey.
Skipton International will accept non-UK resident directors only, and EU resident directors will be eligible for limited company BTL.
The launch follows data from Hamptons, part of Skipton Group, which showed that 66,587 new BTL companies were established in the UK last year, totalling 443,272 by the end of 2025. Hamptons also reported that around three-quarters of new BTL purchases were now made through limited companies.
Lucy Lewis, senior manager for mortgage sales at Skipton International, said: “The BTL market has changed, with limited company structures now a much more common route for landlords and investors.

“As a specialist in UK BTL lending for international and expat customers, Skipton International understands the needs of overseas borrowers investing in UK property. Limited company lending builds on that experience, giving intermediaries a practical option for eligible non-UK resident directors using SPV structures, supported by specialist criteria, dedicated mortgage specialists and the personal service they expect from Skipton International.”
