The finishing touches are being placed on one of Moreton Bay’s only communities for people over 50 – but more than half of its brand-new homes are still up for grabs.
The Halcyon Serrata development in Burpengary East is just weeks away from finishing its public park, the last of the project’s major facilities for its 150 residents.
More than 70 homes have been sold since development began last year, but more than 100 still remain in the 250-home community.
More than half the homes at Halcyon Serrata, one of Moreton Bay’s only over 50s communities, are still up for grabs – but all its facilities are nearly complete.
Developer Stockland held an opening in July for the development’s recently finished clubhouse, ‘The Lodge’: a resort-style facility and social hub available to each member.
Stockland Development Director Andrew Astorquia said he was proud his team was able to complete all the civil works for Halcyon Serrata well before typical expectations.
“Homeowners have only been there a couple months, and they’ve already got everything they need, which is rare for these types of communities,” he said.
“People aren’t waiting to have their lives start again.”
The community’s clubhouse, ‘The Lodge’, opened in July, with only the development’s public park yet to be finished.
Stockland Development Director Andrew Astorquia said it was rare for land lease developments to have all its communal features finished so early in construction.
Home prices began at around $780,000 when the project launched in 2025; with current homes now between $800,000 and $900,000, depending on the design and size of the home.
Mr Astorquia said he had been receiving a wave of inquiries for homes on the site, with the need for over 50s communities in the region growing larger every day.
“Anywhere north of Brisbane, there aren’t a bunch of land lease communities in that space, so the demand is pretty overwhelming,” he said. “There’s going to be demand for much more than what we can deliver.”
Brisbane’s rising and ageing population means no sole developer can come close to meeting Moreton Bay’s demand for new communities.
Some of the development’s first homeowners, Stephen and Genevieve Pitt, moved into the area near the end of 2025.
“We’ve watched Halcyon Serrata grow from a small, close-knit group before Christmas into the thriving community it is today,” Mr Pitt said.
“We hear laughing kookaburras and curlews every day and watch possums make their way from the reserve each night,” Ms Pitt said.

At the centre of the development’s 12-hectare site, The Lodge was built in the style of a ski chalet, and was made to be the social heart of the community.
The building features a magnesium pool and spa, gym and pickleball courts, along with a cinema and a range of social and wellness spaces for the area’s many homeowners.
The Lodge, along with the bowling green and racket club near the entrance, is ready for new residents to use today, with the public park to be completed within the next two months.
Available homes range between $800,000 and $900,000, with the development expected to be complete by mid-2028.
The nearby Halcyon Promenade community, also made by Stockland, also delivered its facilities well in advance of the project’s completion.
Stockland is targeting to finish two housing slabs per week across Halcyon Serrata through its in-house building team, with development expected to finish by mid-2028.
