This renovated 1950s post-war weatherboard in Hamlyn Heights offers modern family living with character and charm.
When the vendors were looking for their ideal home with a list of features including “a full site, two living areas, indoor-outdoor flow, room for the dog and the kids, with off-street parking and a double garage”, they discovered a very different version of the house you see today at 22 Hamlyn Ave.
“The original floors were cherry in colour, showing age and needing repair,” the vendor says.

“The laundry was an old-fashioned tub with no cupboards or benchspace. There was an old aluminium sliding door that didn’t work properly, there was no carpet in the bedrooms, the interior and exterior paint work was old and needed a full repaint,” the vendor says.
Additionally, heating was provided by an old gas heater in the lounge.
All rooms had old batten lighting, and the door furniture throughout the house was tired and outdated.
Still, the property ticked the boxes the family had set, and they were not afraid to put in the work required – extensive renovations.

“We really focused on providing a renovation that was very sympathetic to the 1950s architecture, at the same time, providing a comfortable family living space that wasn’t pretentious,” the vendor explains.
“It’s not over the top. It’s just comfortable and easy to live in with all the mod cons.”
The new and updated features included European oak flooring throughout, with new tufted New Zealand wool loop-pile carpet in the bedroom, to a kitchen that boasts Shaker-style 2pac cabinetry with soft-close hinges, stone double sink, stone benchtops, with organic backsplash tiling, and LED lighting to overhead cupboards with feature island bench 2pac scallop panelling.

But the main focus on the renovations, the vendors say, was to create high-quality indoor-outdoor living.
“We wanted to be able to see the kids in the backyard and have the space for them to play and have their friends around, while we can entertain with the expensive undercover decking area.”
To create this, older features were updated, and new upgrades were implemented.
“There are large double-hung windows that bring in lots of light, shaker-style French doors opening up to the back deck and northwest backyard, an expansive covered entertaining deck, and a front living room bay window for the morning sun,” the vendor says.
Built-in wardrobes create plenty of storage.
The central bathroom features a separate bath and shower.
“We love how the new kitchen flows out to the back living, dining, and entertaining deck.
“It’s a house that is set up for entertaining.”
The home occupies a “family-friendly street”, close to several parks, sporting facilities, and walking/cycling tracks, including Hamlyn Park Recreation Reserve, Geelong Arena, Kardinia Park, and GMHBA Stadium.
