Mortgage rates have increased across all loan types since Monday, May 11, according to data from the Zillow lender marketplace. The Zillow platform, cited as the source, shows that the 30-year conforming fixed rate climbed 16 basis points to 6.41%, the 20-year fixed rose 12 basis points to 6.07%, the 15-year fixed increased 14 basis points to 5.80%, and the 5/1 adjustable-rate mortgage (ARM) rose 22 basis points to 6.63%.

Current national average mortgage rates for home purchases, as reported by Zillow, stand at 6.41% for a 30-year fixed loan and 6.07% for a 20-year fixed loan. The 15-year fixed averages 5.80%, while the 5/1 ARM sits at 6.63% and the 7/1 ARM at 6.21%. Government-backed loans also show specific averages: the 30-year VA loan is at 5.83%, the 15-year VA at 5.49%, and the 5/1 VA at 5.47%. All figures are national averages rounded to the nearest hundredth.

Refinance Rates

Zillow data also provides current mortgage refinance rates, which are national averages rounded to the nearest hundredth. The 30-year fixed refinance rate is 6.29%, the 20-year fixed is 6.19%, and the 15-year fixed is 5.76%. For adjustable-rate mortgages, the 5/1 ARM refinance rate stands at 6.34%, and the 7/1 ARM at 6.39%. VA refinance rates include 5.81% for the 30-year VA, 5.33% for the 15-year VA, and 5.67% for the 5/1 VA. Refinance rates are often, but not always, higher than purchase rates.

Comparing Loan Terms

The average 30-year mortgage rate of 6.41% offers lower monthly payments by spreading the loan over 360 months. In contrast, the average 15-year rate of 5.80% provides a lower interest rate and saves on total interest over the life of the loan, but results in a higher monthly payment. For example, on a $300,000 mortgage, a 30-year term at 6.41% would yield a monthly principal and interest payment of approximately $1,878.48, with total interest costs of about $376,254. A 15-year term at 5.80% would increase the monthly payment to roughly $2,499.27 but reduce total interest to about $149,869.

Fixed vs. Adjustable Rates

A fixed-rate mortgage locks in the rate for the entire loan term, while an adjustable-rate mortgage maintains a fixed rate for a set period before adjusting periodically. For instance, a 7/1 ARM locks the rate for seven years, then adjusts annually. Adjustable rates have typically started lower than fixed rates, but some fixed rates are currently lower than adjustable ones.

Securing a Low Rate

Mortgage lenders generally offer the lowest rates to borrowers with higher down payments, excellent credit scores, and low debt-to-income ratios. Improving personal finances before home shopping is recommended over waiting for market rates to drop. To choose a lender, experts suggest applying for preapproval with three or four companies within a short timeframe to compare offers. When comparing, the annual percentage rate (APR) is more important than the interest rate alone, as it includes points and fees, reflecting the true annual cost of borrowing.

Market Outlook

According to April forecasts cited in the report, the Mortgage Bankers Association (MBA) expects the 30-year mortgage rate to remain near 6.30% through 2026. Fannie Mae predicts the 30-year rate will be just above 6% by the end of the year.
